MANAGEMENT & MAINTENANCE
Our management is here to help! Management team members are onsite Monday through Friday, 9 am to 6 pm & Saturday, 10 am to 5 pm. We are closed on Sunday.
We are proud to offer on-site maintenance, ready to tend to any issues as soon as possible. If the fix involves a part we need to receive from our vendors, it may take additional time to complete. We'll certainly keep you updated.
Our service technicians are able to provide assistance if you are unavailable. You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, youre more than welcome.
To get assistance as quickly as possible, place a work order through the online portal or contact our team of management professionals.
If you find yourself locked out during business hours stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, you must contact a locksmith.

To make your life in Las Vegas easier, Octave provides 1 covered parking space per apartment for free! We also offer on-site garages for $150 per month.

Octave is proud to be pet-friendly! We even offer a dog park so you and your furry friend can run off some energy, and then go back to your cozy home for snuggles. Call our leasing office to discuss breed restrictions, pet rent, or any other questions you may have.
At Octave, our apartments are here to help you do more of what you love. Cook in a kitchen complete with a gas-range stove, dishwasher, garbage disposal, microwave oven, and refrigerator. Octave Apartments in Las Vegas come unfurnished, but we would be happy to assist you and connect you with a recommended vendor like CORT Furniture which provides furnishings at an additional cost.
ADMINISTRATIVE & LEASING
Our applications take 2 to 7 business days to approve. A full credit & background screening will be conducted for all occupants over the age of 18. During the application process, you will need to upload your income documents and proof of identity. If you have questions about the status of your application, please give our leasing team a call!
Easily pay your rent through the resident portal! The online portal will accept payment by bank account, debit*, or credit card*. If you prefer to pay a different way, our leasing team will also accept rent payments in the form of personal checks or certified checks. Contact our team if you have any questions about how to make a rent payment. *Applicable Fees apply
When living at Octave Apartments, liability renter's insurance is required. A fee of $13 per month will be added to your rent. You may supply your own 3rd party policy for personal property. For more information on renter's insurance, contact our leasing team who would be happy to discuss!
Each home at Octave comes equipped with high-speed internet service with Cox Communications. A fee of $85 per month will be added to your rent. Feel free to contact our leasing team if you have any questions!
If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes.
To set up your utilities, contact NV Energy and Southwest Gas online or by phone. If you have any questions about setting up your utilities, please contact our leasing team!
At Octave, residents are responsible for paying all utilities. You are able to pay most of your monthly utility bill through our online portal for added convenience!

When reviewing an application to rent at Octave, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.
Applicants must have verifiable income equal or greater to 3 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 5 times (gross market rent).

Octave requires 2 months of bank statements, your most recent 2 Pay Stubs, in addition to proof of other supplemental income if applicable.
Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.
Octave provides the support of a full-service management company with all the modern conveniences that the industry offers. Anything you, as the resident, need is just a call away, ranging from home services to customer services. Contact us with any questions, and we can't wait to welcome you home.
All are welcome to come take a tour! Call our property staff to arrange the best time so there is no wait and enough time to answer any questions you have about your new home! Don't forget to bring a government-issued ID for everyone over 18 years of age who would like to tour.
We accept both appointments and walk-ins. In order to get the full Octave experience, schedule a tour to prevent any wait time and to ensure you can ask all the questions about your new home.
Of course! When you schedule your tour, you can set your own pace and even choose to skip seeing amenities, going straight to the apartment if you need.
For the safety and security of our property, team, and residents, photo ID is required for anyone over the age of 18 taking a tour.
Whether you choose a classic or renovated home, your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.
Our community offers a warm, communal living environment where neighbors share spaces and daily life together. As such, some everyday sounds are part of the atmosphere you can expect.
